CORE JOB DUTIES

  • Support the direction of construction and facilities long-term and short-term plans by managing vendor relations and forecasting projects and property upgrades to maintain operations and meet budget goals.
  • Manage and execute against the construction and facilities budget and make recommendations to meet or exceed budget goals.
  • Oversee and manage construction and facilities projects from conception to completion meeting contractual conditions of performance.
  • Review the project in-depth to schedule deliverables and estimate costs.
  • Oversee all onsite and offsite construction, remodels & facilities to monitor compliance with building and safety regulations.
  • Coordinate construction with General Contractors and sub-contractors to ensure compliance with plans and codes.
  • Negotiate terms of agreements, draft contracts and work with architects, building officials, landlords vendors and contractors for permit approvals on all projects, when necessary.
  • Responsible for working with nationally contracted and one-off vendors to ensure the most cost effective means to complete repairs/maintenance. • Ensure all projects meet quality construction standards and the use of proper construction techniques.
  • Establish and nurture key business partner relationships across Retail Management, Construction, IT, Compliance, Security, Employees Health & Safety, and HR.
  • Work cross functionally with internal and external stakeholders to deliver new stores, remodel, and facilities projects on time and on budget.
  • Communicate with leadership timelines, deliverables, risks, and solutions to mitigate delays in project schedule.
  • Maintain internal facilities and construction trackers and reporting to ensure visibility and progress of all projects.
  • Interface with retail management teams to understand needs and engage strategic planning regarding facilities management services.
  • Manage facilities ticket system to ensure timely communication and that service level adherence meets or exceeds expectations.
  • Coordinate all repair/replacement of all warranty-related issues after store opening.
  • Assist in bidding processes for all potential new GCs and vendors to identify cost savings and the top construction & facilities partners that provide quality and reliable services.
  • Maintain and improve existing vendor relationships while ensuring their compliance with all applicable policies and procedures.
  • Manage invoicing process to ensure work has been completed according to expectations and is approved for timely payment.
  • Provide regular updates, feedback, and solutions to your leader across all aspects of construction and facilities management.
  • Advocate on stores' behalf and expedite issue resolution while maintaining excellent rapport with vendors.
  • Assists in project administration duties as assigned.
  • This position will require frequent off hour and weekend interaction.

REQUIRED EXPERIENCE, EDUCATION AND SKILLS

  • 3 plus years of Construction or Facilities Management Experience, preferably in a high-growth or fast-paced environment with multiple site responsibility.
  • Bachelor's degree preferred in Facilities Management, Engineering or Property Management.
  • Strong problem solving, negotiating, and critical judgment skills for all proposed scopes of work.
  • Skilled in vetting contractor proposals/scopes of work (including but not limited to roofing, HVAC, plumbing)
  • Strong business acumen including vendor management, attention to detail, and excellent communication and interpersonal skills.
  • A high level of integrity, personal motivation, adaptability, and sense of urgency.
  • Proficiency in applications such as AutoCAD, Smartsheet and Microsoft Office programs.
  • Up to 35% annual travel expectations.
