JOB SUMMARY
KEY DUTIES AND RESPONSIBILITIES
- Complete troubleshooting, diagnosis, and repair of commercial air conditioning and multi-zone heating and cooling systems that incorporate digital, and central energy management system controls.
- Develops heating, ventilating, and air conditioning (HVAC) system modification plans and helps plan jobs for modifications.
- Creates preventive maintenance checklists for new equipment.
- Interprets as-built building blueprints and recommends system modifications for remodel projects in accordance with applicable regulations.
- Researches and selects materials for HVAC systems installation, repair, and maintenance.
- Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
- Performs all maintenance related duties as assigned.
SKILLS AND QUALIFICATIONS
- Knowledge of HVAC installation, troubleshooting, repair and maintenance.
- Ability to use hand and power tools applicable to trade.
- Ability to develop heating, ventilating, and air conditioning system modification plans.
- Ability to read, understand, follow, and enforce safety procedures.
- Ability to read schematics and blueprints and/or technical manuals.
- Documents and tracks preventive maintenance activities.
- Knowledge of mechanical systems, building materials, and emergency maintenance.
- Detailed knowledge of HVAC systems that incorporate digital control systems and are linked to a multi-building, computer-based Energy Management and Control System. (EMCS).
- Carry out mechanical and electrical inspection and maintenance on equipment to bring them to optimal performance
- Perform oiling, belt adjustment, cleaning of equipment, greasing, and other specific preventive maintenance work
- Determine service requirements by applying technical skills and experience, including system operations and preventive maintenance experience
- Serve as a company representative to other contractors, owners, and trades
- Give preventive maintenance inspections performed to supervisors and suggest corrective actions to be applied
- Complete and submit needed paperwork in a timely manner to the Maintenance lead
- Perform other functions that may be assigned by the Maintenance Lead or manager.

- Strong ability to read and understand technical instructions and follow blueprints
- Strong communication skills
- Strong knowledge of equipment, tools, and methods commonly applied in repairing air conditioning and heating equipment in commercial and residential buildings
- Strong knowledge of principles of operation of air conditioning and heating systems, and safety practices concerning HVAC work
- Strong ability to diagnose equipment and determine if a repair and maintenance work is needed or not; and ability to keep records of work done, etc.
- Strong ability to perform assigned tasks independently
ADDITIONAL MINIMUM QUALIFICATIONS
- High school diploma or GED; at least 5 years of trades experience directly related to the duties and responsibilities specified.
- Possession of a current EPA Universal Refrigerant Recovery Certification.
- Has completed formal HVAC training either through an academic program or apprenticeship.
- Must be a minimum of 21 years of age (or a minimum of 18 years of age in CT, PA and WV) and eligible to work in the US
- Must be able to pass a background screening.
PHYSICAL REQUIREMENTS
- Must be able to push, pull, move, and/or lift a minimum of 100 lbs to a minimum height of 5 feet and able to push, pull, move, and/or carry such weight a minimum distance of 50 feet, with or without mechanical assistance
- Must be able to work seated/standing as appropriate at workstations for extended periods of time, maintain body equilibrium while climbing ladders, stairways, stopping, kneeling, crouching, and reaching, and use hands/fingers to hold, grasp, turn, pick, pinch frequently/constantly to complete tasks
- Must be able to handle organic matter daily, able to wear PPE as appropriate (eye, face, hand, arm, head, foot, body, fall protection), and able to be exposed to hot, cold, wet, humid, or windy conditions while wearing PPE (95 degrees or greater)
- Must have visual acuity with/without job aids to perform activities such as; reading, viewing a computer terminal, visual inspection involving small parts/details. Clarity of vision at 20 ft or more in day and night/dark conditions
- Must be able to speak and communicate verbally at conversation levels with co-workers, vendors, etc. (Moderate noise)
